The dirty spots may be due to any or all of the following, depending on your setup:

For Raytraced shadows, the Bias setting may be incorrect.  Too big a rate, you'll get horrible grainy edges.  Too low and you get render artefacts as the polys shadow themselves.  A setting of 0.25 to 0.28 is about as good as it gets for most things. 

For Depth Mapped shadows, you should ensure you have a shadow map of at least 1024, else you'll get torn edges on the shadows.

You may also have bump or displacement maps set at too high values.  These can give all kinds of horrible black marks and distortions on an object's surface.

Also, remember that in real life, shadows are seldom 100% density.  You should experiment with values of 40%-80% for the greatest realism.
