Sounds like you will definitely need releases from everyone who will be part of the project, including property and company owners where the people you may photography work.

Hello,
I'm going to be working on a project this summer that may with a lot of luck be the basis of a book. I shall be taking photographs of places as well as the people that work there.
Will I need Model and Property releases signed by those I photograph as the idea of the project is to document the environment and give a sense of place and function rather than to single out individuals.
