Simply extract the entire contents of the zip file into your content folder, select the object and apply the shader that matches the render engine (Iray or 3DL) to it.
The two base images are detail shots of a rescue cloth, once without seams and once with seams. After that they were made halfway seamless with Photoshop and desaturated for the displacement maps.
The setting for horizontal and vertical tiles determines how often the map is repeated on the surface is repeated on the surface. The strength of the elevations can be set in the Surface area under Geometry - Displacement and should be adjusted depending on how much you have changed the tiling. Choose the same values for Min. and Max. displacement except for the sign, so that the texture stays on your surface and does not float away.
For color adjustments just change the Base Color.
