I'll still here, albeit sporactically....we managed to squelch the foreclosure auction on the house by selling it to an investor, and so now we have to move before the 15th of July.....=(

When it rains it pours, moving in to a rental as there isn't anything currently we can afford, which sucks...anyway, been checking in between packing and legal stuff, closer to moving date, there'll be less of me here, till we're settled in anyway....=)

I wish everyone the best of luck on the Challenge, and have a safe and properous 4th for all the U.S. members, won't be any fireworks here this year because of the temps being unnaturally high so early and the extreme fire hazard clamp down on the entire Western Slope. Good thing too, cause Arizona and Utah are burning already, you can see and smell the smoke all the way up here in Parachute, CO.

Sniff* Sniff*  Must be Utah. I think the fires in Arizona were in the Verde Valley area or  near Sodona . . . pretty far South to be picked up in Colorado???

Selling the house yourself is hopefully better than having it sold by a creditor.  Apartment living - all I can tell you is I hate it ! Near the end of Irwin Rommel's career he said that He was no longer in a position to control events but rather that they controlled him. Thats the only way I can describe the difference between living in your own house and existing in a rented apartment. You will survive it; like we all 'survived' the Reagan years not for the better economically but still here. Edgar Rice Burrough's character John Carter was fond of saying "I still live"( ... and thus all things are still possible.)
Perhaps something better will turn up in the future.

Zhann - I'm so sorry to hear that you're having these problems :( 

I have a friend in Copenhagen who has ended up in a first-floor apartment which she hates.  She got together with a group of people (one guy started the group by advertising in the newspaper) and 4 or 5 of them are trying to buy a large house 20 minutes outside of Copenhagen, then hoping to break it up sensibly.  It has gardens, big outbuildings where they can run a gallery and studios etc..  If you can't afford to buy on your own would you consider buying with some other people?  Obviously the legal aspects and running costs have to be worked out thoroughly, but that's no different from buying an apartment and having to pay monthly charges.

can sympathise, been where you are on that, and sadly, came out the worse (no investor..;). Hang in there..

Yeah it's a horrible pain in the arse to go through, but I did alot of research on foreclosures and now have a pretty good idea of the process and how to circumvent it. For anyone facing this type of crisis and wants to keep their home, call the company we did (it's a Christian based company) American Foreclosure Specialists, they will help get you back on track, they guarrantee it, in writting, and on their website. And they kept their word, we were just unable to take advantage of the deal they brokered with the mortgage company, happens.....

Anyone in Colorado who needs investor help with a foreclosure IM me for details....

Sorry to hear that it didn't work out, but glad that it didn't go as bad as it might have. Got fingers and toes crossed for you that things will improve soon!

Well you guys could move to Fresno . . . housing is a little cheaper here .- but then so are wages.
The yearly heat wave lasts from about May to September but seldom climbs much over 100F.(we had a couple of 110's for a few days recently but those spells seldom last more than a couple weeks. We've got all the mountains you could ever want less than 80 miles away and the coast is about 150 miles west. of here. Not Colorado by any means but from what I understand more affordable.

Dunno if it helps but I am home alone the 12th - 14th. (Wife and duaghter off to nationals for dance and sons at camp.) If you guys need a place to "get out" to for a couple days while you re-align I am down the hill in Thornton. We have a fairly complete "mother in law" layout in the basement...bedroom, kitchen, bathroom etc. Just offering in case it helps....

Thanks Claymor, the really strange thing is they keep wanting to bring in a contractor to fix the place up, while we're still here.....fat chance of that, cause once I put a box down it isn't moving until the moving guys move it,. Also we still haven't gotten a lease in writting. Looks like the place they were going to lease us, the investor might want to turn now for the money. That ain't happenin' either, they said 'that ' house from the beginning, and I'm going to make them stick with it. No change ups after the paperwork on our house is done, that's a scam if I ever heard one. They are going to make good their word, or I'm writting a letter to the editor of the local papers and Denver's papers. And send a report to Better Business Bureau too. There are companies out there that would love to get their teeth into one of these 'buy your house quick' guys.....

So, I told Todd, no one sets foot in this house unless we have a signed lease, or the deal falls through, and we stay. I'll look for a way to redeem the house, actually we're caught up, and if we make the payments to the bank we might have some footing there.....

I dunno I think I'd be talking with the district attorney at this point. seems there is something shady going on. You definately need someone who's past the Colorado Bar and specializes in forclosures  to advise you before you do that. I seems they're in a big hurry to get this done. if the DA feels the company acted improperly, he or she might be able to grant a stay of execution which means they couldn't forclose until the mess is straightened out. It would give you the time to orginize a legal response and perhaps even file a countersuit.

If you know they're right on the other hand and know you have no legal recourse then your mest move is to just move on and move out. 

In the Immortal words of John Paul Jones who's ship appeared to be sinking and was about to be boarded by the British as I understand it rallied his men with the battle cry "I have not yet bagun to fight!" rumor has it he won that battle but I never saw anything about it in the Fresno Bee.
